Our property management division offers both tenant locating and full-time property management.
Tenant Locating
- Advertising and marketing for tenants
- Showings conducted by licensed Realtor
- Tenant Application Process, including a 7-year background check through E-renter.com
- Coordination of HOA approval when necessary
- Preparing a lease from the largest eviction attorney in the area.
- Tenant agent referral fee
- One-time accounting statement for disbursement of move-in monies
- Fees are charged as follows: first month's rent tenant locating fee
Full-time Property Management
- Advertising and marketing for tenants
- Showings conducted by licensed Realtor
- Tenant Application Process, including a 7-year background check through E-renter.com
- Coordination of HOA approval when necessary and handling all tenant/owner relations with HOA regarding violations or any other correspondence necessary
- Tenant agent referral fee
- Monthly Rental Disbursement Rental Income Statements emailed
- Electronic Disbursement of Rental Income into a Preferred Bank account
- Maintenance requests handled and coordinated with tenants if using our preferred vendors
- Preparing leases from the largest eviction attorney in the area
- Final walk-through conducted upon tenant move-out
- A security deposit is held in a trust account and disbursed at the end of the lease through a claim on the security deposit form
- Lease renewal coordination
Fees are charged as follows: half a month’s rent for tenant locating and 10% of the monthly rent after the first month
